Your AI guest concierge, step by step

Turn your property guide into helpful guest answers.

Start with the arrival notes and house instructions you already have. Review them, test familiar questions, then give guests a place to ask on WhatsApp or web chat.

Create your account and choose a plan before preparing your first property.

Start with the details you already share.

Add a property, then write or paste its guide. You can also copy a guide from another property you manage, or import public Airbnb listing text as a starting point.

Check the entrance instructions, Wi-Fi details, house rules and checkout time. Add anything guests will need, remove outdated details and save the guide.

Add property photos with descriptions so the concierge can choose a useful image when it is relevant.

What does importing a listing do?

A public Airbnb listing description can be a starting point to review. It does not connect an Airbnb inbox, import bookings or keep the guide synchronised.

Try the questions guests ask.

Ask your concierge about arrival, Wi-Fi and checkout before inviting guests. Try a request that needs your approval, too.

If a detail is missing or an answer needs work, update the guide, save it and try again. This is your chance to make the information useful before guests rely on it.

Share a simple way to ask.

Send the property’s guest link with your arrival information, or leave its QR code in the property. Guests reach the right guide through web chat or WhatsApp guest support.

Add individual stays with guest details and arrival and departure dates. Send a welcome by email or WhatsApp now, or schedule it for later, with personal concierge access. Set when each guest’s access expires.

Before you share guest access

Before sharing, check that the property is active, its guide is saved, AI Autopilot is enabled for automatic text replies, and the account has guest access under its billing status.

Web chat

Guests open the property link in a browser. They do not need a manager account or a letbloom app. A property access code can also be entered in the web concierge.

WhatsApp

The configured link opens WhatsApp with a prefilled property access code. The guest sends that message to start; opening the link alone does not send it.

Give guests a useful next step.

A guest can ask a short question and get the relevant property details without searching through a long guide. letbloom replies in the language it detects and uses the guide and relevant manager instructions in the conversation.

A relevant property photo can accompany an answer, helping guests recognise useful details such as the cupboard where the pool towels are kept.

Routine answer
The guide covers the question: reply with the requested details, such as the Wi-Fi password.
Information unavailable
A non-urgent detail is absent: say it is unavailable. A missing blender detail alone does not notify the manager.
Manager handoff
An issue or request requires a manager: offer to contact them and wait for the guest's agreement.

Keep the decisions that need you.

A later checkout is your decision. letbloom offers to contact you, waits for the guest to confirm in a later message, then forwards the request with context. You decide whether to approve.

Step in with the conversation in view.

Open the property conversation or use Inbox across properties. Read the guest messages and AI replies, respond yourself, and pause AI for a conversation you are handling. Resume it when ready, and resolve or reopen the request as needed.

Invite collaborators to help with conversations and guide updates for the properties you share.

Review the guide additions letbloom suggests from recurring guest questions. Edit them if needed, then save the details you want to use.

Triggers, notifications and attachments

Urgent or hazardous situations, complaints about cleanliness, damage or the property’s condition, requests still needing approval, and requests to speak to the manager trigger an offer to contact the manager. A later guest confirmation is needed, even when the first message asks for the manager. A refusal or unclear reply does not count as consent.

Eligible alerts include the property, a short issue summary and a conversation link. Email alerts depend on your preferences. Phone alerts require opt-in, a verified number and enabled service configuration; the configured channel may be SMS or WhatsApp. Manager WhatsApp alerts are one-way: open the dashboard to reply.

Supported guest attachments can follow a separate route directly to you, without another confirmation step, where attachments are enabled.

Guest

Could we check out at noon?

letbloom

A later checkout needs the manager’s approval. Would you like me to contact them?

Guest

Yes, please.
